🏠 Free Government Houses in South Africa: Do You Qualify for RDP Housing?

You’ve probably heard people talk about it. Maybe you’ve seen your neighbors get one. But how do you actually apply for a free government house — and do you qualify?

In this post, we’re breaking down the RDP Housing Subsidy — what it is, who qualifies, how to apply, and how it's different from First Home Finance.

🌍 What is RDP Housing?

RDP housing, officially called the Breaking New Ground (BNG) initiative, is one of the longest-standing government housing programs in South Africa.

If you qualify, the government builds you a house for free — no loan, no repayment, and full ownership transferred to your name.

âś… Who Qualifies for an RDP House?

To apply, you must meet these criteria:

  • Be a South African citizen or have permanent residence

  • Be over 18 years old

  • Be married or single with dependents

  • Have a total household income of R3,501/month or less

  • Have never owned property before

  • Have never received a housing subsidy in the past

đź”” Note: Vulnerable groups and people living with disabilities are given priority.

🏡 What Do You Get with an RDP House?

A typical RDP house includes:

  • ±40 square meters of living space

  • 2 bedrooms

  • Lounge area

  • Kitchen

  • Bathroom with toilet and basin

  • Electricity and basic water/sanitation

It may be simple, but it’s yours for life. You get a freehold title, the right to extend it, and the ability to pass it on to your children.

⚖️ RDP vs. First Home Finance — What’s the Difference?

RDP Housing is designed for the most vulnerable — including the unemployed or those earning very little.

If you earn more than R3,501/month, you won’t qualify for RDP, but you may qualify for First Home Finance (a different subsidy that helps low-to-middle-income earners afford their first home with a bond).

📝 How to Apply for RDP Housing

You’ll need to visit your local municipal housing office or Department of Human Settlements. Here's what to do:

  1. Fill in a housing subsidy application form

  2. Submit the following documents:

    • ID document

    • Proof of income (or affidavit if unemployed)

    • Marriage certificate or proof of dependents

  3. Register on the National Housing Needs Register (NHNR)

  4. Track your application status online or via SMS

⏳ Keep in mind: It can take months or even years depending on your province’s housing backlog.

🧠 Common Questions:

  • Can I sell the house?
Not within the first 8 years, and even after that, certain rules apply.

  • Is it only for South African citizens?
No — permanent residents may also qualify.

  • Why does this matter?
RDP housing provides more than just shelter — it offers security, dignity, and a better future.
